‚ÄčI've simplified the process a little with the 5 Steps to Buying Your First Home. This is the exact process I go through with every one of my clients, it helps them make informed and educated decisions and minimizes pressure.

Maybe you're just here to learn - and that's totally fine! I love answering all your questions and educating anyone who is dreaming of one day owning their own home.

 Step 1

What Can You Afford?

The all-important first step is just about finding your starting point. What kind of monthly payments can you live with? How much do you have for a down payment? What other costs will there be?

It's also important to learn how down payments, different mortgage plans, and RRSPs help in buying your first home.

Contact a mortgage broker, if you don't know one then contact me and I can recommend a quality mortgage broker to you.

 Step 2

Let's Talk

You've met with a Mortgage Broker and have a financial plan. Now we meet.

I will explain in detail the process of buying a home, answer your questions and provide the names of experts you may need. (Lawyers, Home Inspectors, Appraisers, etc...)

We'll go over the paperwork so when the time comes to make an offer you're prepared.

We'll discuss things like things like condo documents, RPR, land titles and tips about what to look for when searching properties online.

 Step 3

Check Out Some Homes

This is where things get a little more exciting. You're ready to start looking for your future home.

Before taking a look at houses, we'll sit down to discover everything you want and need in a home. This will streamline the house-hunting process early on. You can breathe easier knowing we have a plan before diving in.

Search MLS Home Listings on my site and make notes of homes you find. In the meantime, I'll email you listings I've found relevant to your criteria.

I'll arrange times for us to view the homes.

Together we'll discuss things like:

  • Which type of location or neighborhood works for you.
  • What type of home will fit your needs? (big backyard, nice kitchen, space for the kids, etc..)
  • How can we make this fit your budget.

 Step 4

Make an Offer

You've found a home you like, before we make an offer I'll research it's market value, any possible stigmas attatched to the property, and information available at land titles. If you're happy with the results, now you're ready to make an offer.

It's exciting and nerve-wracking at the same time. Making the right offer can make all the difference, we'll come up with a strategy to get you what you want.

I'll write and submit your offer correctly to clearly express your wants and needs. I'll review offers and counter offers, and negotiate the best possible terms and deal.

 Step 5

Move into Your New Home

Your offer has been accepted, we've negotiated a possession date that works for you.

I'll also be there to coordinate the closing of your sale with other Realtors, Lenders, Inspectors, Appraisers, and Lawyers.
